At Real Title Services, we use an internal ETA Extended Counties list to flag counties where searches may take longer than standard timing. These are counties where past order experience has shown that turnaround may be affected by factors such as:

  • Sparse local searcher availability
  • Rural courthouse access
  • Limited travel schedules
  • Partial online records
  • Known operational delays based on prior orders

A search that takes 24–48 hours in one county may take several business days longer in another–or more, even when the search instructions look identical on paper.

Some counties simply take longer. The problem is usually not the delay itself. The problem is when nobody knew the delay was coming and timelines were already promised to the client.

“Online” Does Not Always Mean Fast Title Search Turnaround Time

One of the biggest misconceptions in title work is that online access automatically means quick turnaround.

In reality, many counties with online documents may still require manual verification, courthouse trips, or help from local abstractors who only travel to that county on certain days.

From the outside, the file may look routine. In practice, it may be a county where delays are can be expected.

That is why county-specific experience matters. The issue is not whether the search can be completed. The issue is whether the timing is being handled realistically from the beginning.

Why Expectation-Setting Matters

If a county is known for extended timing, it is far better to communicate that upfront than to explain the delay later, after deadlines have already been promised.

A simple warning can protect goodwill with clients, lenders, attorneys, and closing teams. When Real Title Services sees a county with a consistent history of delays, we warn clients early so they can set similar expectations with their own customers instead of being surprised later when the ETA runs long.

For example, clients can use language like this:

“This county is on an ETA extended list, which means turnaround may exceed standard expectations due to rural access, limited vendor availability, or other county-specific factors.”

The goal is to mention the timing issue, without making the county sound impossible, so everyone has a realistic expectation before the file becomes urgent.

Title Search Turnaround Time Is Especially Important for Large Projects

ETA extended counties become even more important on commercial, energy, infrastructure, and multi-parcel projects.

On large projects, one difficult county can affect the timing of the entire workflow. A few searches running long may delay review, reporting, underwriting, or next-step decisions.

Identifying those counties early helps teams plan more realistically, build in the right timing, and avoid unnecessary frustration later.
